• Complete Mold Inspection Performed in Accordance with IAC2 Standards of Practice:
  • The Complete Mold Inspection is a non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building including:
    • Roof
    • Exterior & Grounds
    • Basement, Foundation, Crawlspace, and Structure
    • Heating, Cooling and Ventilation
    • Plumbing
    • Attic, Ventilation & Insulation

  • The Zefon Bio-Pump Plus will be utilized to perform a mold test at the property. There will be a minimum of 2 samples taken (One outdoor control sample and one indoor sample).
  • Additional indoor mold samples can be added to the inspection at $50 each for air samples and surface samples.
• Infrared Inspection will be performed using the FLIR TG165 Infrared Thermometer during the visual inspection to check for signs of moisture and temperature differential behind the walls and ceilings of the home.
• Wood-Destroying Organism (WDO) Inspection is a visual-only examination of the property where the inspector will look for indications of infestation by wood-destroying organisms that include termites, beetles, bees, wasps, ants, and fungi.

This inspection can take up to two hours as the entire property will be examined for signs of Moisture Intrusion as the inspector performs a Complete Mold Inspection, Infrared Inspection, Wood-Destroying Organism (WDO) Inspection, and Moisture Meter Inspection.

This inspection can take up to two hours as the entire property will be examined for signs of Moisture Intrusion as the inspector performs a Complete Mold Inspection, Infrared Inspection, Wood-Destroying Organism (WDO) Inspection, and Moisture Meter Inspection.

Limited Mold Inspection with 2 Air Samples

• Limited Mold Inspection Performed in Accordance with IAC2 Standards of Practice
  • The Limited Mold Inspection does not include a visual examination of the entire building, but is limited to a specific area of the building identified and described by the inspector. As a result, moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth in other areas of the building may not be inspected.

MOLD INSPECTION – SAMPLE REPORT

•  Inspection Price includes Mold Test with 2 Air Samples
  • One Outdoor Control Sample
  • One Indoor Sample Near Area of Concern or HVAC Supply Register
    • If there is no area of concern the indoor air sample shall be taken in the most lived-in common room, such as the family or living room.
  • Additional Air Samples Available for $50 Each

•  Surface Samples Available for $50 Each
  • Surface sampling can provide information regarding whether the visible apparent mold is in fact actual microbial growth (mold) or not, measure the relative degree of the mold contamination, and can serve to confirm that the sampled mold growth may be producing mold spores in the air.
  • Air Samples will still be taken along with surface samples in accordance to the IAC2 Standards of Practice.
• MOLD TESTS ARE PERFORMED WITH THE ZEFON BIO-PUMP PLUS
• We currently do not offer Wall Cavity Samples

• Thorough and non-invasive inspection of the property using an Infrared thermometer to check for temperature differential and signs of moisture intrusion.
• Contrary to popular belief, infrared thermometers do not provide x-ray vision to see behind the walls and ceilings. Instead, they are utilized to check for heat differences and locate abnormalities.
• If active moisture issues are discovered at the property during this inspection it would be recommended to conduct a mold test.
• Infrared Inspections are Performed with the Flir TG165 Thermometer.

• Electromagnetic radiation is generated by a number of different sources including, but not limited to Electrical Panels, Computers, Televisions, Microwave Leakage, and Power Lines.
• Exposure to high levels of radiation could be causing adverse health conditions to the occupants of the property.
• The EMF Inspection will consist of checking for Electromagnetic Fields both inside and outside the property.
• It is good to know where the sources of EMF’s are in your everyday world (Home and Work) and how strong these sources are so you can actively reduce exposure.
• EMF Inspections are Performed with the TriField EMF Meter (Model TF2).
  

Well Water Pressure Flow Test – $250

• 2-Hour Pressure Flow Test:
  • The pressure flow test is the best way to check the functionality of the well pump and determine the gallons per minute (GPM) being produced by the well. This is determined by filling up a 5-gallon bucket every 15 minutes and calculating the average during the 2-hour pressure flow test. The water is turned on at an exterior faucet of the property and routed away from the foundation using a hose provided by the inspector.
• Water Pressure:
  • The water pressure will also be evaluated at the property and it is measured by pounds per square inch (PSI). The inspector will use a water pressure gauge to determine the PSI of the well.
